Frequently Asked Questions

CommonQuestions Answered Directly.

Straight answers on how ALMAS is structured, how engagements work, and what governs every mandate — for investors, partners, and anyone evaluating the platform.

What does ALMAS Hospitality do?

ALMAS is a hospitality investment advisory platform operating across the UAE and Europe. We work as Single-Point Accountability advisors on hospitality development and repositioning — covering the full lifecycle from land assessment through asset stabilisation — for institutional and private capital.

What is Single-Point Accountability?

It means one accountable interface governs a mandate from origination to exit, rather than the asset passing through separate, disconnected advisors at each stage. One contract, one delivery standard, one signatory with full legal authority — reducing handover gaps and conflicting incentives across the development lifecycle.

What is a Private Fee Protection Agreement (FPA)?

A Private Fee Protection Agreement is a commercial framework executed prior to any mandate, formalising scope, milestones, and fee structure upfront. There are no retainers and no billable hours — compensation is tied to milestone-aligned outcomes, so ALMAS and its partners carry a direct stake in the asset’s performance.

Which markets does ALMAS operate in?

ALMAS works directly across the UAE, including Dubai and Ras Al Khaimah, and across Europe, with work under way in Italy, Spain and Greece. On development and delivery in Europe we work with TARCOZ, whose own track record spans Portugal, Italy, France and the United States.

What is Sensory Engineering™?

Sensory Engineering™ is ALMAS’s proprietary methodology for calibrating the guest experience against quantifiable investment objectives — translating an investment thesis into spatial, programmatic, and material specifications that produce a documented, defensible improvement in asset equity and market positioning.

Who does ALMAS work with?

ALMAS leads every mandate directly and holds Single-Point Accountability to the client. On each mandate we bring in senior partners where their experience fits the asset and the market: Tomás Fialho de Oliveira of TARCOZ on development and delivery, Jad Bardawil of Bardawil Development Advisory LLC on execution in the Gulf, and technical, design and infrastructure-risk specialists chosen mandate by mandate. Each partner’s track record is their own. Their roles are set out on the Partners page.

Is ALMAS a broker?

No. ALMAS operates as a principal-aligned advisory platform, not a brokerage. ALMAS is paid on the outcome of the mandates it leads, and every engagement is governed by a Private Fee Protection Agreement rather than a brokerage commission model.

What types of hospitality assets does ALMAS work with?

ALMAS engages across ground-up development, portfolio repositioning, acquisition due diligence, and branded residences — typically luxury and upper-upscale hospitality assets in the UAE and Europe, sourced off-market wherever possible.

How do I start a conversation with ALMAS?

Every engagement begins with a confidential conversation — no standardised mandates and no commitment before objectives and capital structure are understood. From there: a strategic review, mandate structuring through a signed FPA, and platform activation. Reach the team via the contact page, by phone, or by email at [email protected].

How is confidentiality handled on active mandates?

Asset identity, financial documentation, and full information packages are disclosed only upon execution of an NDA, and — for most mandates — a Letter of Intent with Proof of Funds. Investor and asset details are treated as confidential information throughout the engagement.
